Why buy Malibu instead of the other lovely Southern California communities like Santa Monica, Manhattan Beach and the Marina Peninsula? Because instead of a beach bordering on urban sprawl and all that entails, Malibu, offers pristine 27 miles of  coastline and the glorious Santa Monica Mountains, offering hundreds of recreational trails, wildlife, flora, and fauna. In addition, because of its unique geography, Malibu provides some of the most scenic real estate anywhere in Southern California with incomparable vistas and clean air,  all within commuting distance  to Los Angeles – America’s second largest city.

Looking toward the future, I can’t see a local community in Southern California that can match what Malibu offers it’s residents, and so I believe that appreciation of Malibu properties will outpace neighboring communities in not so long a future.

Curious  about comparative appreciation between Malibu beach homes versus land side properties over the years?
I pulled the sales information from the MLS from 1998 to the end of 2013 and here is what I found:
For the Beach front properties:
On average  the Price per SqFt has been consistently up for 16 years with  few exceptions, and has more than tripled during that period going from $623 to $2,200 on average.  The Median jumped sharply in 2003 by 55% and had several other  big upward bumps  in 2005 (31.6%), 2007(37%),  even in 2009 (20%) and 2012(57%) only once sliding more than 20% in 2010 when most of the buyers were picking up the bargains.
The average price per SQFT appreciation over the 16 years period was close to 256%,  an average yearly appreciation of 16.02%.  A compelling appreciation realized for Malibu Beach Homes.
On the land side,  the average price per SqFt went from $258 in 1998 to $667. Median values appreciated consistently in the double digits till 2006 loosing steam in 2006 and declining  by 22% in 2008-2009. The price per $SQFT  climbed consistently  till 2008. Dropped  by 14% and an additional  12% in 2009, staying flat through 2010 with  a 12% rebound in 2011,  which was corrected again in 2012 and regained ground in 2013.
Appreciation on average, over the 16 year period was 158%  an average yearly  appreciation  of almost 10% per year.
A great reason to buy Malibu real estate whether beach front property or not.

Prices have continued to rise for Malibu properties in the second quarter but we are already experiencing a slowdown in activity in sync with the broader market. If you have been planning on purchasing a Malibu home, Malibu beach house or Malibu land, the coming months will be offer great opportunities for striking the best deals.

According to the S&P/Case-Shiller Home Price Indices,  home prices continued to increase in June across the nation, but have been slowing down since July.  In the second quarter The National Index grew 7.1 percent  and 10.1 percent over the last four quarters. The 10-City and 20-City Composites posted returns of 2.2 percent for June and 11.9 percent and 12.1 percent over 12 months.

  • California was home to six of the nation’s 10 fastest markets: San Jose (#1), San Francisco (#2), Ventura (#3), San Diego (#4), Riverside (#7) and Sacramento (#9). San Jose (Silicon Valley), CA was the fastest-moving market, with 44.7% of homes under contract within two weeks of their debut, a slowdown from 46.3% in June. While the small and unique Malibu  community registered a  notable 10.46 % increase in  Malibu home sales volume and a 7% increase in the Malibu home Median price over last year.

All 20 cities posted gains on a monthly and annual basis. However, in only six cities were prices rising faster this month than last, compared to 10 in May. Dallas and Denver reached new all-time highs as they did last month, with returns of 1.7 percent each in June. San Francisco’s rebound is the largest, up 47 percent from its low in March 2009. But according to RedFin the pace has been slowing down for 3 consecutive months now.

Malibu is a very diverse real estate market. We have condos starting in the mid $300,000 and homes going all the way up t $65 million and everything in between.

Malibu is welcoming to everyone that wants to make it their home. Although our geography limits who can actually live here day-to-day, for those lucky ones life takes on a very special rhythm.

Here families can relax a little more as moms will not be fighting rush hour traffic when picking up their kids from school and the youngsters grow up in the security of knowing that their friends are here to stay. They usually will be together from Kindergarten through highschool.

So for the average family what does $2 million dollars get you in Malibu? Here are 3 examples but don’t stop here. After you have taken a look at these  go on the the neighborhood searches on this site and see what is special about each neighborhod and what is available there right now.

My first example is this Cape Cod Style home off of Broad Beach:
