Malibu Beach Homes Sales Report

Malibu Beach homes were sought after this year.  Buyers picked up some great condos at Malibu Beaches for bargain prices. Some 20 condos according to the MLS changed hands this year all along the Malibu coast from County Line to the most Southern Malibu beaches near Santa Monica. The Low price paid was a short sale unit in the Carbon Beach area that went for $405,000 and the highest price paid for a condo on the beach was $2,900,000 for a Malibu Road unit. All in all the Average Price per Square Foot paid for a Malibu beach condo was $764.

As to Malibu Beach homes in the  Prime Malibu Beach locations extending from Carbon Beach to Broad Beach The Median Price for a Malibu Beach Single Family House  was $8,500,000 with a low price paid of $4,800,000 for a home on Latigo Shores across the street from the beach and the highest price paid of $22 million for  a Malibu Colony Beach house. The Average price paid per square foot in those areas was$$2,270.

On the Bluffs of the Point Dume beaches we had 2 sales in the $9 million range and an average price paid per square foot of $1,190.

The popular South beaches closest to Santa Monica sported 8 sales with a Median Pice of $ 2,270,000, a Low of $1,475,000 and a high of $3,500,000. The average price paid pre square foot in this area was $1,245.

North of the Broad Beach area was similarly active this year with some of the best buys of the year. The Median Price paid here was $2,100,000 with a high of $7,750,000 for a double lot estate on the Encinal Bluffs and a Low of $1,199,000 for a County Line, beach front home in a private enclave. The Average Price Per Square Foot paid here was $1,570.
