Moderate prices is Not the first thing that comes to mind when one thinks about Malibu Real Estate. However for the savvy buyer, the celebrity enclave, studded with multi-million dollar estates along the beaches and  beautiful canyons offers more value and potential upside than any of the competing luxury markets in the Los Angeles area. Take a look at some of the figures:

In the past year Santa Monica’s  Median home price jumped from $1,892,000 to $2,299,000 during the same period (January-September, in 2014 to 2015), that was a 21.5% price increase,  meanwhile price per square foot during the same period increased by 17% to $1,114/Sq Ft and a 42 day average time on the market,  In the Pacific Palisades the Median went from $2,542,500 to $2,875,000, a 13% increase while the price per SqFt increased by nearly 11%  to $993 and properties stayed and average of 57 days on the market. In Beverly Hills the Median climbed to $4,877,000 from $4,300,000, a 13.5% appreciation, while the price per square foot came up around 15% to $1,370 with  houses sitting 85 days on the Market. In Malibu by contrast, if you included beach front and land side properties, you would see a mostly flat market with price increases in the low single digits and and average of 143 days to close. Beach properties in particular, stayed longer on the market and the Median price, so far this year, has actually declined to $5,175,000, an 18% drop from last year. The Median for land side properties have mostly remained stable hovering around the $2,200, 000  and even the fabled Point Dume area has quieted down with a median now approaching $4,300,000 a 14% drop from last year and a 5% drop in the average price per square foot to $1,440.

Of course you may want to have a wider perspective of the real estate market in the Los Angeles area to appreciate the value proposition. Here is a great article posted on Curbed  that covers the wider Los Angeles housing market.

Malibu is indeed a luxury market of it’s own.  While properties s do not move as quickly as in other luxury areas in Los Angeles,  when families choose to be here, it’s usually for life. It is a community. It is “a way of life” as we say…nothing better in sight!

Malibu Road has always been one of the favorite beach property locations for buyers moving into Malibu. In the last 12 months the median price paid for a home on Malibu road soared  by 38.8% from the previous 12 month period. While price per square foot soared by 25.8%.

The reason people like Malibu Road as a beach property destination?  MANY and not only for the gorgeous and mostly private beach but also for sure because It’s central: close to everything Malibu. You can walk into town to the Malibu Lumber Yard the heart of all commercial activity in Malibu. There you can enjoy top tier shopping, restaurants, movies, there is even a great childrens park, so you can take a break, or even take a walk around the Malibu Lagoon where you can bird watch, go to the beach or visit the Adamson House home of the original family that owned all of Malibu and the original Malibu Tiles .

Malibu Beach properties are selling at a very fast pace this year despite the lull in the broader market.

While sales in the over a million dollar homes grew by 9.1% ,  sales overall fell 7.4%, according to a recent study performed by San Diego-based DataQuick. Additionally, California in the second quarter set all-time records for the number of homes sold for more than $2 million, more than $3 million, more than $4 million and more than $5 million.

In Malibu, during the last six months,  we experienced a 40% increase in the Median of sold beach properties!

What’s driving these high-end home sales? According to market-watchers, there are several factors.

One is the hot technology sector in the Bay Area and some affluent parts of Southern California, which is minting new millionaires who can afford seven-figure homes. Another is the 11.6% price growth in California over the last year, which means a house worth $925,000 last summer may be worth $1.03 million today. And there’s the influx of international buyers, which is pushing up prices at the high end.

When it comes to picking a winner among the many beautiful Malibu Beach homes on the market,it’s not an easy task.From a condo on Malibu Road to an Encinal Bluff estate prices ranging from  $4.5 million to $9 million Here is what and why I picked these:

Choosing is hard because it’s not just about the house but it is also about the beach! and the money of course!!! so how to choose?? how to mix all those variables and average them out to see on average which ones come out ahead of the pack?

I first went down the list of the favorite beaches, then I picked the cleanest, nicest homes per beach, then I compared relative prices and picked the better priced ones in each category and beach. Today I came out with this short list, but tomorrow it will be different I can assure you. As listings come on the market and others sell the composition of what is offered will change and so will the best picks, but today here are the ones that deserve some attention:

The first 6 months of 2014 had mixed results for the Malibu Beach homes market. While homes in the $5 to $10 million dollar range had a 200% increase in sales this year. The total sales volume for the beach house market was down 24% from last year, so most sales were of the Mid-High end properties.  Prices in the most active price range of $5 to $10 million dollar properties saw the Median appreciate by 12.6%, while properties in the over $10 million dollar range saw the median go up by almost 27% but had a 30% of the sales as compared to last year.  Contrary to common intuition, the properties that remained flat were the lower priced properties,  the under 5 million dollar range, which had half the sales this year than the same period a year ago.

Curious  about comparative appreciation between Malibu beach homes versus land side properties over the years?
I pulled the sales information from the MLS from 1998 to the end of 2013 and here is what I found:
For the Beach front properties:
On average  the Price per SqFt has been consistently up for 16 years with  few exceptions, and has more than tripled during that period going from $623 to $2,200 on average.  The Median jumped sharply in 2003 by 55% and had several other  big upward bumps  in 2005 (31.6%), 2007(37%),  even in 2009 (20%) and 2012(57%) only once sliding more than 20% in 2010 when most of the buyers were picking up the bargains.
The average price per SQFT appreciation over the 16 years period was close to 256%,  an average yearly appreciation of 16.02%.  A compelling appreciation realized for Malibu Beach Homes.
On the land side,  the average price per SqFt went from $258 in 1998 to $667. Median values appreciated consistently in the double digits till 2006 loosing steam in 2006 and declining  by 22% in 2008-2009. The price per $SQFT  climbed consistently  till 2008. Dropped  by 14% and an additional  12% in 2009, staying flat through 2010 with  a 12% rebound in 2011,  which was corrected again in 2012 and regained ground in 2013.
Appreciation on average, over the 16 year period was 158%  an average yearly  appreciation  of almost 10% per year.
A great reason to buy Malibu real estate whether beach front property or not.

Malibu Real Estate has had a mixed story last year. While sales and prices of Single Family Homes showed a healthy appreciation last year, the Big Story  was the pace in sales volume of Condos, which outpaced SFH sales volume by 70%  and increased  Condos prices by 40% on average.

For homes on the land side the average price per square foot increased by 17.3%  While the Ultra luxury properties on the beach side increased by 10%.

As to be expected, Malibu home prices whether on the beach or on the land side have moved steadily and fast over the last 6 months. When compared to last year’s first semester, both beach and land side property prices have moved up about 30%, while the number of transactions remained flat. That is mostly due to the very tight inventory with limited choices of properties on the market. The best thing for a buyer to do these days is to engage an expert buyer’s agent to work on the Buyer’s behalf and secure that great property  before or as it hits the market, otherwise it will be too late! You can no longer hope to find that great buy at Open Houses or by browsing the internet, by then it most likely will have multiple offers…

If you want to know what is going on in Malibu Real Estate today here is a glimpse:

Realtors are busy, busy in Malibu. Activity as been in a frenzy at the beach but is also catching on  for the land side market, meaning properties on the land side of Pacific Coast Highway.

Last year, during the first quarter, we witnessed a good upsurge in market activity and it has not softened since. During the first quater last year, Malibu land side properties registered 39 closed transactions. This year, during the same period  Malibu had 45 closed transactions. This translates into a 15% increase in the number of units sold. The Median Price  also increased from $1,225,000 in 2012 to $1,588,888 in 2013 during the first quarter. That is a 29.7% increase.

Of the 45 sales on the landside so far this year 12 were  properties under $ 1 million, 32 transactions were for properties under $2 million and 40 transactions were for properties under $3 million, That is 88% of the transactions were under the $3 million price tag.  On the beach side to the contrary most transactions are happening on the upper end of the price Ranges. With 6 transactions closed so far this year, over 50% of the transactions on the beach are over the $7 million dollar mark. with the highest this month at $17 million, and another closing at $10.5 million. The Median has ticked up 10% from last year same period but the highest sold item was 3 times as expensive as last year, indicating a clear trend towards the most exclusive properties unlike previous years were we saw a clean up in the lower price ranges.
