Curious  about comparative appreciation between Malibu beach homes versus land side properties over the years?
I pulled the sales information from the MLS from 1998 to the end of 2013 and here is what I found:
For the Beach front properties:
On average  the Price per SqFt has been consistently up for 16 years with  few exceptions, and has more than tripled during that period going from $623 to $2,200 on average.  The Median jumped sharply in 2003 by 55% and had several other  big upward bumps  in 2005 (31.6%), 2007(37%),  even in 2009 (20%) and 2012(57%) only once sliding more than 20% in 2010 when most of the buyers were picking up the bargains.
The average price per SQFT appreciation over the 16 years period was close to 256%,  an average yearly appreciation of 16.02%.  A compelling appreciation realized for Malibu Beach Homes.
On the land side,  the average price per SqFt went from $258 in 1998 to $667. Median values appreciated consistently in the double digits till 2006 loosing steam in 2006 and declining  by 22% in 2008-2009. The price per $SQFT  climbed consistently  till 2008. Dropped  by 14% and an additional  12% in 2009, staying flat through 2010 with  a 12% rebound in 2011,  which was corrected again in 2012 and regained ground in 2013.
Appreciation on average, over the 16 year period was 158%  an average yearly  appreciation  of almost 10% per year.
A great reason to buy Malibu real estate whether beach front property or not.
