They are almost  never to be found, when buyers come searching for a multi-unit property on the beach in Malibu for sale. That is because people who have them, don’t give them up easily.

The other thing to know is that you don’t buy these for the cap rates. Income  from the rentable units is good, but it’s mostly to satisfy an owner who wants to live at the beach, but does not want to dish out the $8 or $10 million that it might take just to satisfy the need. Having some income producing element on the property to defray the cost is makes it easier and  makes it  a very  sought after commodity.

Miraculously, this week we have 2 such properties come on the market: One on Carbon Beach in Malibu the other on Malibu Road. Both are close in price, around $8 million and both offer beautiful  3 bedroom owner units plus 2 and 3 rental units, some producing an annual income  more than sufficient to cover the taxes, maintenance and… on the properties.

The Carbon property is 5 units, 50′ of beach frontage:

Ellison adds this Carbon Beach front Estate to his list of “Billionaire’s Beach” grand pads. In the Last decade Billionaire Larry Ellison has invested in both, residential and commercial property in Malibu, and his appetite for Malibu property seems insatiable! Will other billionaires follow?

The Malibu Times reported in 2004 that through his company, Wavebreak LLC, Ellison purchased the Windsail restaurant property for an undisclosed amount from Malibu developer Richard Weintraub. The previous year he purchased the Pierview Cafe land, next door to Windsail, through another company. The sushi restaurant Nobu opened this summer on the site of one, and it is not known yet what restaurant will occupy the other site.

Ellison’s other Malibu properties include:

  • Malibu Racquet Club
  • Casa Malibu Inn
  • David Foster’s former Serra Retreat 9-bedroom estate, purchased for $20 million in 2005
  • Five other Carbon Beach estates, purchased for $65 million in 2005,  including a cottage bought for $15 million

The  latest purchase of the 10,317 square foot mansion that Ellison purchased from Semel, which has 151 feet of beachfront property, went on the market for $50 million earlier this year. It is one of the priciest amongst celebrity homes for sale.  Ellison’s new estate also sits right on the beach, with a large yard fronting part of the sand.
Perhaps the improvements to Semel’s former home have helped increase its value from 2005, when it last sold for $8,305,454, according to the Los Angeles County Tax Assessor’s Office. Back then, the 7,876 square foot home had a mere 3 bedrooms and 4 bathrooms. Still the price paid seems excessive and definitely Makes or maintains Carbon as a billionaire’s beach!

Low of $1,475,000 paid for a fixer that belonged at one time to the legendary Judy Garland!

The average price per square foot paid was $$1,468.

The Beaches South of Cross Creek Road in Malibu also offered great value this year.

Of the 18 sales 11 were  Single Family Residences with a Median of $2,075,000 and a

Low of $1,475,000 paid for a fixer that belonged at one time to the legendary Judy Garland!

The average price per square foot paid was $$1,468.

On La Costa Beach a high of $6,562,000 was paid for a very fashionable beach house.

As to the condominiums in the area, we had about 7 sales with a Low paid of $405,000 on

a short sale at  corner unit on Carbon Beach

and a high of $1,260,000 for a mid section unit in the same building!

This area had the most leases during the year with 71 posted at a median of $4,500 for an average space of 1,400 square feet .

However don’t be fooled by the averages as many of these leases were the condominium units. For the homes on carbon prices are very different, the high rental this year in the area went for $65,000/month for a five bedroom house on La Costa Beach that  is on the market at $9,000,000.
