Buyer’s Agent Is More Important Than You Might Think!

A good buyer’s agent  is instrumental in securing the Buyer the best deal possible and protecting their interest during the negotiation process.

Being a local expert means more than knowing what properties are on the market…it means understanding the dynamics of the market  area by area and being able to sort out the noise,  analyze the action and come to conclusions that factor in the many unreferenced realities of the transactions being considered.

The good Buyer’s agent listens and understands what the Buyer is looking for and what their financial and other personal parameters are.

A good Buyer’s agent not only guides the Buyer in the selection process towards the best matches  but also makes sure the Buyer understands and is made aware of all the aspects impacting the property through good inspections and consultations with the experts in each aspect and helps the Buyer integrate all the information to reach an informed conclusion about the property and its value.

In conclusion  expert contract knowledge and negotiation skills coupled with an extensive knowledge of the area are key to securing the Buyer the Best Deal possible.

Last year I saved my clients between 25% and 35% off the lowest list price for the Malibu property sale transactions I closed while the average ratio of  Sale Price to List Price  in that location was 91.83% a 16.83% to 26.83% above the average! and in the  Malibu leases I saved my clients more than 28% off list price when the reported ratio of leased price to lease list was 95.15%v on average that means I outperformed the other transactions by about 23%!
